Managing your own short-term rental is entirely possible. Many owners do it, and do it well. The real question is not “can it be done?” but “can I do it in my situation without quality suffering?”.

Here is what managing a property in Lisbon actually involves, task by task, to help you decide.

Task-by-task comparison

Messages: the most underestimated job

Pre-booking questions, early check-in requests, directions to the building, the Wi-Fi password, restaurant tips… Platforms reward fast replies, and so do guests. Answering within minutes at 11pm on a busy weekday is where self-management starts to bite.

Pricing: where revenue is won or lost

A price set once and forgotten is rarely right. The best results come from regular adjustments: season, day of the week, events, how far ahead guests book. You can do it yourself, but it takes time and some method. We explain the approach in how to price a short-term rental.

Check-in and being on the ground

  • you want consistent quality that doesn’t depend on your availability.

In-between options

Between doing everything and delegating everything, there are options: a co-host for messaging, a provider just for check-ins and cleaning, or full management during high season. They can work, as long as it is clear who does what, especially when something goes wrong.

How to decide

  1. Estimate honestly how much time you can give each week, evenings and weekends included.
  2. List what happens if you are unavailable for a week.
  3. Compare net income in both cases, not just the cost of management (see how much management costs).
  4. Consider the likely impact on reviews: they drive the following months’ revenue.

Frequently asked questions

Can you manage a Lisbon Airbnb while living abroad?
You can handle the online side, but the ground work (check-in, cleaning, incidents) needs someone on site. Without a reliable contact in Lisbon, quality and reviews quickly suffer.
Do you lose your reviews when switching management?
No: reviews belong to the listing. When a manager takes over an existing listing, the history is kept, as long as the listing isn’t recreated.
Can you delegate high season only?
Some managers accept it. Define the handover carefully (calendar, current bookings, access) to avoid gaps and double bookings.
